A common misconception about thatched homes is that they’re no different to standard properties when it comes to insurance, maintenance and costs. In reality, they often require specialist insurance, can come with additional conditions, and may have higher premiums. Many people also assume thatched properties are less durable, but many have stood for hundreds of years, with roofs typically lasting decades before needing replacement. Another misunderstanding is that contents can always be insured separately through the standard home insurance market, when specialist insurers are often better placed to cover both the building and its contents.

  1. What are some of the biggest risks that thatched property owners often overlook?

The biggest risk that owners of thatched properties often overlook is fire, particularly where electrical systems, flues and chimneys are not regularly inspected and maintained. Expired electrical inspections can sometimes allow faults to go undetected, increasing the risk of a fire, while poor upkeep of the thatch itself can also create issues over time. Other commonly overlooked risks include underinsurance, damage caused by wildlife nesting in the thatch, and everyday habits such as storing logs too close to an open fire or multi-fuel stove. Regular maintenance and appropriate insurance are key to protecting a thatched home.

What I love most about the thatched property community is the pride and passion owners have for their homes. Many see themselves as custodians of historic buildings, dedicated to preserving their character and unique architectural features for future generations. Thatched property owners often enjoy sharing their homes with others and take great satisfaction in maintaining these distinctive properties, helping to keep an important part of the UK’s heritage alive.

  1. If you could give every thatched property owner one piece of advice, what would it be

If I could give every thatched property owner one piece of advice, it would be to stay on top of maintenance and fully understand the requirements of owning and insuring a thatched home. Regular inspections of the roof, electrics, and chimney systems are essential, as is complying with any policy conditions such as electrical certificates, thatch reports, CCTV surveys and chimney sweeping requirements. It’s also important to review your insurance cover regularly and consider periodic professional surveys to ensure your property remains adequately insured. Being proactive can help prevent issues and protect your property for years to come.
